What is loan against property?
A loan against property (LAP) is a secured loan where you pledge a residential or commercial property you own as collateral to borrow funds. Because the loan is secured, lenders offer LAP at rates close to home loan rates — typically 9% to 12% p.a. — much lower than an unsecured personal loan. You continue to use and live in the property; the lender only holds a claim on it until the loan is repaid.
How much LAP can I get?
Most lenders offer up to 60% of your property's current market value as a loan against property, though this can go up to 70% for some salaried applicants with strong profiles. For example, a property valued at ₹1 crore could get you up to ₹60 lakh. The exact amount also depends on your income, existing EMIs, age, and the lender's internal policy.
What documents are needed for LAP?
You'll typically need: property title deed and ownership documents, property tax receipts, identity and address proof (Aadhaar/PAN), last 3 months' salary slips (or 2 years' ITR for self-employed), 6 months' bank statements, and a passport-size photograph. Lenders will also conduct a legal and technical verification of the property before approval.
Is LAP better than personal loan?
For large amounts (₹10 lakh and above), LAP is almost always cheaper — a 5-10 percentage point lower interest rate and a much longer tenure translate into a significantly smaller EMI for the same amount. A personal loan makes more sense for smaller, short-term needs where you don't want to put your property at risk, or where speed matters more than cost, since personal loans are typically disbursed faster with less documentation.
Can I get LAP on residential property?
Yes. Most lenders offer LAP against residential property, commercial property, and in some cases industrial property or a plot of land. Residential property is the most commonly accepted and usually gets the best rates. The property must typically be free of major legal disputes and have clear, marketable title.
